$3600 to swap out a dead 40 gallon water heater for a new one?

Highway robbery.

Hopefully the two next quotes are more realistic.

Damned things can be had for under $800.

That would be even more.

We put tankless gas at my daughter's place and Heat Pump electric here as we have solar.

But at this rental home no need for either as there is a ton of garage space unlike at my daughter's.
 
I guess if someone else is paying to keep 40 gallons of water hot at all times whether needed or not, sure go ahead.
I've switched all ours to tankless for efficiency.

And I actually didn’t think that the regular 40 gallon “kept it hot” all the time… it goes up and down I bet.. okay, maybe it does.

Depending on the place, gas vs electric, a 40 gallon regular might be okay.

Note that residential tank gas water heaters cannot be sold in California in 2027, tankless gas 2031.
