Hopefully the two next quotes are more realistic.

That would be even more.

We put tankless gas at my daughter's place and Heat Pump electric here as we have solar.

But at this rental home no need for either as there is a ton of garage space unlike at my daughter's.
 
I guess if someone else is paying to keep 40 gallons of water hot at all times whether needed or not, sure go ahead.
I've switched all ours to tankless for efficiency.

Depending on the place, gas vs electric, a 40 gallon regular might be okay.
